The Selling Process
You will have one point of contact throughout, and we will tell you what happens next before you need to ask.
We visit your home, look at recent local sales and give you a realistic asking price and marketing plan.
Photography, floorplan and EPC arranged. Your listing goes live on the portals and to our registered buyers.
We accompany every viewing, follow up with each buyer and give you honest feedback within 24 hours.
Every offer is checked for the buyer’s position and finances before we negotiate the best terms for you.
We chase solicitors, surveys and the chain through to exchange and completion, keeping you updated weekly.
Property Marketing
Most buyers start their search on the property portals, so that is where your home needs to look its best. We combine portal exposure with direct buyer matching and local promotion.
Viewings & Offers
Every viewing is carried out by a member of our team, at times that suit you, including evenings and Saturdays. You do not need to be home.
We qualify buyers before they visit, so your time is only taken by people who are in a position to proceed, and we report back with their feedback promptly.
When an offer comes in we confirm the buyer’s chain, mortgage agreement in principle and timescales before we discuss it with you, so you are comparing real positions rather than headline figures.
We negotiate on your behalf and only recommend accepting when the offer and the buyer are right for you.
Our fee is agreed in writing before your home goes on the market and is only payable when your sale completes. If your home does not sell, you pay nothing.
There are no upfront marketing charges and no withdrawal fees. Photography, floorplans, portal listings and accompanied viewings are all included.
